Myth: My property value has gone down and I should not file the complaint.

In fact, even though your property value has gone down, there still may be tax savings opportunities to lower your property taxes even more.

Myth: Lower assessment values mean lower property tax.

Did you know that each municipality sets the tax mill rate after the complaint deadline? This means that even though your assessment value has decreased, you may still end up paying more property tax with an increase in the tax mill rate.

Myth: I missed the deadline and will need to wait until next year.

While missing the complaint deadline limits what can and cannot be done, there may still be an opportunity to work with the municipality to have the assessment lowered.

Myth: The assessment I received is specific to my property.

Not likely as jurisdictions utilize mass appraisal. But we know that each property is unique and there are many variables that may be overlooked during this process. As such, it can result in an inaccurate assessment value by the community or township.
